进一步了解如何购买夏威夷预售大楼单位

 

     夏威夷的房产持续蓬勃发展的原因有很多其中最容易理解的如下: 贷款利息低,地方加盖有限,在市场的房子有限,本地以及国外投资人多,宜人海景以及天气。  夏威夷Kakaako区域有许多新建筑计划陆续展开,而许多本地以及外国投资人通常会想要多了解如何可以购买预售单位。  所以我想在此进一步解释购买方式好让各位投资人多了解情况。

每个新建案都不一样所以要求也可能不一样不过方式很类似只是首付的金额不同而已

 

  • 有些新建案要求 15%-20% 的首付   譬如 SYMPHONY 建案就需要 15% 的 首付 而 Keauhou 则需要 20% 的首付
  • 无论是本地人或是外国投资人, 在预购前都需要经过 Pre-approved (有贷款银行或机构发出的证明)  其证明代表您有足够能力来贷款或以现金购买。
  • 通常外国投资人购买一般房子时如果不是现金购买,贷款的首付通常是30-40% 看贷款的 额度而定,而买预售单位虽然您只需要15%-20% 的首付 当到交屋的时候 贷款机构还是会请您补足 首付的金额 到 30-40%。

贷款的利率:

      一般贷款机构会以比目前高的利率来计算是否可以贷款给买家。  目前一般贷款% 是 4% 左右, 贷款机构可能会以6% 来审核一个买家的贷款额度。  不过这不表示您最后的利率。   您最后的利率会以交房那时的利率为准或是有些贷款机构可以在 交屋前的一年或半年 提供您 锁住 利率的选择。

PS: 给您Pre-approval 认证的贷款公司,您到最后不一定需要跟他们贷款。  如果有贷款公司愿意给您更好的条件您也可以换贷款公司。

KEAUHOU PLACE

Keauhou Place will feature 388 residential units in a 400-foot high-rise building, along with a mix of 35 townhouse units in a 42-foot mid-rise tower, as well as 2,854 square feet of ground-floor commercial space, 13,000 square feet of open space and 31,400 square feet of recreation space. 20% of the units are anticipated to be Reserve Housing units.

首先请您在 Gouwuhawaii.com    我要购房  (按此进入) 那边填写您的需求, 我们会按照您的需求给您分析以及建议。

我们也会更您说您需要准备什么在看房之前,这样您看房以及买房的程序就会更有效率

 

如果是现金购买, 卖家会要求您提出资金证明 (银行类存款等等 用来证明有足够资金买房)此证明不需要马上就提出,当您的契约被卖家家接受后的3-5天内提出即可- 正确天数 依照合约)

如果是需要贷款, 卖家会要求看 贷款认证许可 (pre-approval letter)    如果您需要贷款又没有此许可证,就算看见喜欢的房产您也不一定可以买到,应为卖家会觉得您贷款上面会有问题。  

以上步骤没问题后再来就是

第一:  相约看房:  如果有适合的房子, 买房可以透过我们房地产经纪人与卖方的委托人进一步的交涉。通常我们会与买家拟定一个合适的价格 (OFFER) 然后 作出 书面的出价 (购屋合同)里面包含购买价格,付款方式,订金,交屋, 托管公司,房屋检查,等等。  买方需要写一个支票来支付订,支票抬头写托管公司然后给我们 (买方经纪人),或是如果没有美国银行账户外国买家也可提议在OFFER接受的3天内汇款订金。  如果卖方接受了我们的出价那么,这个支票(初期订金)就会被送去托管公司开户。  如果最后没有成交,大部分的情况下 托管公司会把支票退还。   {了解更多}   如果是汇款,托管公司也会退款给您。
